Caitlin and Lester had a clear vision in mind when they reached out to Emily. Their family was growing and they were looking to move from their chic condo in the Canary District to a home on a very particular street in the Upper Beach. The challenge was, it is a small street where homes rarely become available and when they do, they generate quite a bit of interest.
With a clear understanding of the goal, we got to work and through one of our many conversations, we learned of a home coming to market in the coming days and jumped at the opportunity to view it in person.
The home checked all of the boxes for Caitlin and Lester; she would be neighbours with her brother and parents, it was on the street they wanted and it was plenty of space for their growing family.
Emily prepared them both for what tends to happen when a sought-after home becomes available – a bidding war.
With an offer night scheduled, Emily worked with Caitlin and Lester to ensure they had all of the necessary background work completed so they were able to make a competitive offer. This included completing a home inspection prior to offer night and having their financing pre-approved prior to offering.
As a personal touch, Emily also asked them to create a letter for the sellers to better understand who they were and why they wanted to raise a family in this home. When offer time came, while many agents emailed their offer, Emily presented it in person – it’s the little things that make the difference!
Multiple bids were submitted and, in the end, Caitlin, Lester, Harper, Bailey & Jackie (the dog) are thrilled to be living in their forever home on their favourite street.
